The Federal Reserve kept interest rates the same at between 3.5% and 3.75%.

More people in the Rio Grande Valley are buying homes right now.

"The Valley is growing. It's booming," real estate broker Ricardo Benavides said.

Benavides has been in business for over 20 years in Edinburg.

"People are coming in from the Brownsville area who are getting jobs over there at the port. They're getting jobs at SpaceX," Benavides said.

But he admits if it weren't for the out-of-towners buying houses, the market would look different.

"We would be playing the same song and dance that we've been playing for the last 20, 25 years that I've been in this industry," Benavides said.

The Federal Reserve's decision on Wednesday affects everyone looking to buy a home. Benavides believes you need to have a strategy.

"If you can afford it today, when the interest rates go down, you can always refinance," Benavides said.

Those searching for a home should anticipate higher interest rates on new mortgages.

"You date the rate, but you marry the home," Greater McAllen Association of Realtors President Nacho Pecina said.

"When rates stay the same, usually the market starts to halt a little bit," Pecina said.

A local real estate association says real estate agents are trying to incentivize people to get a home by offering packages that include appliances already inside the house.

"It's a buyers' market and unless you're savvy right now and you're ready to go and buy, you're going to pull the trigger on a home. But there's still a lot of inventory out there, so them not moving the rate, I think it's a good sign," Pecina said.

If you're not ready to spend a little more, his advice is to wait.
